The Health and Safety Act 1974

Puts a duty of care upon both employer and employee to ensure the safety of all persons using the workplace, including the self employed.

Management of Health and Safety at Work Regulations 1999

States that every employer shall make a suitable and sufficient assessment of ;

  • The risks to health and Safety of his employers to which they are exposed whilst they are at work.
  • The risks to Health and Safety of pensions not in his employment arising out of or in connection with the conduct by him of his undertaking.

Landlords

It is the responsibility of the landlord who supplies electrical appliances to the tenant to ensure that these items are checked by a competent person at regular intervals.
